In January 2005 SPG with funding partners Standard Life Investments were selected by West Berkshire Council to develop 400,000 sq ft of retail and residential space in Newbury town centre.

The development includes John Lewis,Debenhams, an extension to Marks and Spencer, 55 shop units and 760 underground car parking spaces. The scheme also includes 187 residential units set around extensive roof gardens.

Planning consent was granted in 2006 and a start on site was made in Autumn 2008 . The scheme opened in October 2011.
